Architectural Guidelines

The following guidelines were designed to ensure that the quality and integrity of the community is maintained in order to create a high visual appearance which will protect property valued now and in the future.

1. Minimum Square Footage Requirements

    • Bungalow 1,800 sq. feet (bonus room not included)
    • Bi-level 1,800 sq. feet (split entry)
    • One-and-a-half storeies 2,500 sq. feet (min. 1,500 on main level)
    • Two stories 2,500 sq. feet (min. 1,500 on main level)


2. Exterior Materials and Colours

    • Roofing material must be either cedar, clay tile, concrete roof tiles or rubber roofing material. Metal tiles may be used at the discretion of the Pinnacle Ridge Estates Architectural Design Committee. No asphalt roofing is allowed.
    • Exterior wall materials may include hardboard, brick, stone, cultured stone, ceramic tiling and stucco. No vinyl siding will be accepted.
    • Stucco finish must include highlights of brick, stone or other acceptable material.

    All exterior schemes must be approved to avoid intense shades and duplication on adjacent lots, as well as directly across the street.

3. Details

    • The developer highly encourages use of pillars and columns on front elevations.
    • An address post is mandatory.
    • The roof pitch must be minimum 8/12, Fascia minimum 10".
    • Overhangs minimum 24" on all levels.
    • Extra detailing will be required on rear elevations backing onto the River.


4. Garages and Driveways

    • Minimum triple attached front drive garages are required
    • Driveways must be of one of the following materials:
      • Exposed aggregate concrete
      • Coloured concrete pavers
      • Interlocking paving stones
      • Concrete including, stamped, coloured or acid wash
      • Plain Concrete is not permitted
      • Interlocking paving stones


5. Landscape and Fencing

Basic landscaping is a mandatory requirement to finish the curb appeal of the home. Landscaping must be completed within twelve (12) months of the occupancy of a dwelling unit, weather permitting, and must consist of the following:

(a) Lawn areas to be soded in the Front & Rear yard.
(b) Front & Rear yard to be completely landscaped;
(c) Three (3) trees with a minimum of 2” calibre measured 12” from the sod shall be located in the front or side yard with one of the trees to be coniferous; and Three (3) trees with a minimum of 2” calibre measured 12” from the sod shall be located in the Rear yard one of the trees to be coniferous.
(d) A minimum of Twenty percent (20%) of the front yard must lie ahead of the fence tie-in line or the front door, whichever is the greater is to be shrubs and trees. On a corner lot, the required front yard area will be measured from the rear of the dwelling or garage.

Fencing

• If using chain link - black must be used
• If using wood screen - the mandatory color as chosen by The Developer will be required.
